01Who you would partner with
Expert Land Sellers, a real estate investment company founded by Diego Santiago in 2019. We buy houses, land, and hard-to-sell properties directly from their owners in New York, Pennsylvania, Massachusetts, Connecticut, New Hampshire, Vermont, and Maine.
02Deal partners
Bring a seller lead and you receive 40 percent of the assignment fee. Bring a property under a signed contract and you receive 60 percent. Expert Land Sellers receives the rest.
03What the split is based on
The assignment fee actually received at closing. Not the property’s sale price, its projected equity, or any renovation profit. Payment and any agreed deductions are defined in the written agreement for that deal.
04Realtor partners
Licensed agents work under their brokerage and their state’s license rules, so the deal-partner splits do not apply. Compensation is negotiated separately and structured to comply with those rules.
05Capital partners
Financing or an equity position in one specific purchase, on terms written for that deal. There is no fund, no pooled money, and no standing commitment.
06What happens first

Seller leads and signed contracts

You bring the deal. We take it to closing.

Bring a motivated seller, or a property you already have under a signed purchase contract. We do the research, the offer or the buyer, and the coordination through closing. The more of the deal you bring, the larger your share of the assignment fee.

  • Signed contract: the address, the contract price, the closing date, and the property’s condition

Splits apply to the assignment fee actually received at closing, not the sale price, projected equity, or renovation profit. For transactions without an assignment fee, compensation is negotiated separately in writing. The examples are illustrations, not guaranteed earnings. Payment and any agreed deductions are defined in the written JV agreement.

Diego Santiago is a Brooklyn native who founded Expert Land Sellers in 2019 to give owners a direct option when repairs, tenants, title problems, or timing make a traditional listing difficult. The company now buys across New York and six other Northeast states.

What are the three ways to partner?

Deal partners bring a seller lead or a signed contract and share the assignment fee at a fixed split. Realtor partners are licensed agents and brokers whose compensation is negotiated separately and structured to comply with their brokerage’s rules. Capital partners provide financing or take an equity position in one specific purchase, on terms written for that deal.

How is a deal partner’s share calculated?

It is a percentage of the assignment fee actually received at closing: 40 percent to you for a seller lead, 60 percent to you for a signed contract, with the rest to Expert Land Sellers. It is not a share of the property’s sale price, its projected equity, or any renovation profit. For transactions without an assignment fee, compensation is negotiated separately in writing. As an illustration only, not a guarantee of earnings: on a $20,000 assignment fee, a seller lead pays you $8,000 and a signed contract pays you $12,000. Payment and any agreed deductions are defined in the written JV agreement.

What counts as a seller lead?

An owner who wants to sell a property in one of our seven states and has agreed to hear from us, with the address and a way to reach them. A name pulled from a list, or an owner who has not agreed to be contacted, is not a seller lead. If we are already talking with that owner, we will tell you.

I have a property under contract. What do you need?

The address, the contract price, the closing date, and what you know about the property’s condition, occupancy, and what is owed against it. Whether and how we can partner on it depends on your contract’s terms, which your own attorney should confirm. We do not interpret your documents for you.

I am a licensed agent or broker. Why is there a separate partnership?

Licensed agents and brokers work under their brokerage and their state’s license rules, which govern how they can be paid. So the deal-partner splits do not apply to you. We agree your compensation separately for each deal and structure it the way your brokerage requires. Tell us your brokerage and the state you are licensed in when you reach out.

How do capital partnerships work?

Each one is tied to a single property: financing for that purchase, or an equity position in that deal. You see the property, the research behind the number, and the terms before any money moves, and the arrangement is its own written agreement. There is no fund, no pooled money, and no standing commitment.

Is this an investment offering?
